Property Management Services

When you hire Fisher & Fisher real Estate, Inc. to professionally manage your property, we will execute a management contract between you and our company, and commit to the following:

  • Advertise your property regularly until it is rented, using the Multiple Listing Service and the internet, and market it to other area REALTORS;
  • Place a “For Rent” sign on your property if appropriate;
  • With your permission, install a lockbox for REALTOR access;
  • Show your property to prospective tenants, and assist other agents who may have prospective tenants for your home;
  • Provide a rental application form to each prospective tenant;
  • Discuss each rental application with you, and thoroughly review selected tenant or tenants’ credit report(s) and interpret data with you;
  • As appropriate, contact prior landlords on your behalf to ascertain past rent payment record and general acceptability of prospect(s) as tenant(s);
  • Execute a lease on your behalf, as well as necessary addendums – including San Diego Association of REALTORS addendums required in response to local statutes (addressing such items as smoke detectors);
  • Collect the first month’s rent and security deposit (usually in the same amount as the rent) and set up an accounting system;
  • Collect monthly rent and disburse in accordance with your instructions (i.e., mail to your address
  • or deposit into the bank of your choice);
  • Provide the services of plumbers, handymen and other professionals as necessary, and be responsive to your requests for assistance and the needs of your tenant(s) – including emergency requests;
  • Provide you with a monthly statement and maintain regular communication;
  • Provide an annual accounting statement in January, as well as a 1099 tax reporting form;
  • Pay quarterly out of state resident withholding taxes on your behalf as appropriate and if applicable;
  • At the time of move-out, conduct thorough walk-through inspection with outgoing tenant(s) on your behalf to ascertain that any damage is documented (any valid discrepancies noted by tenant(s) upon occupancy are taken into consideration);
  • Strive to be reachable on weekends and evenings by telephone and email (or return your call or email promptly should we be temporarily away from the computer and/or phone) – and be available in person by appointment at your convenience.
