Selling a Home

Selling your home is one of the most important decisions you will make in your life.  How much is it really worth?  How long will it take to sell?  How do you handle buyers’ undesirable offers?  We want you to realize the highest possible value for your home and for it to sell in your timeframe.

At our initial meeting, we will discuss market values and go over comparable sale information with you.   We will walk through your home with you and make suggestions as to how your property would be best presented to buyers in order to maximize its selling price.  Some improvements are worth making and some are not.  We will walk you through the selling process.  When you receive an offer, we will go over it thoroughly with you and help you respond.  It may not need any negotiation but, if it does, we will draft up a counter offer for you to sign.   There should have been a prequalification – or better yet – a pre-approval letter submitted with the offer, but in any case we will contact the buyers’ lender to make sure that they are well qualified to purchase your home.  We will maintain regular contact with the lender throughout the transaction to ensure that things are going smoothly.  In a good seller’s market, you may receive multiple offers, in which case we will analyze each offer with you for pros and cons.

As you may already know, there is no “closing table” in Southern California, contrary to custom in other areas of the country.  Here everything is done automatically without the need for either the buyers or the sellers to appear in person.  Typically, the buyer’s lender will “fund” the loan the day before the property is recorded in the buyer’s name and a day or two after the loan documents have been signed and the balance of the buyer’s down payment given to the escrow officer, either wired or in the form of a cashier’s check.  We will call you once we know the home has funded and then let you know as soon as we get the news that the recording has taken place.  Congratulations will then be in order!

There is never an obligation – so if all you want is an honest evaluation of what we think your home would sell for, please do not hesitate to call us.  And, if you do list with us, there is no upfront fee; you pay nothing until your home has closed escrow.  All fees are paid through escrow after recording.

Most of our business these days is with repeat clients or by referral, and we do not believe in a “hard sell” approach.  However, we do have good negotiation skills when it comes to getting the best price for your home.   Our listings have often sold for higher than the last known comparable sales.  We keep you informed and are easy to reach.   We are usually available on weekends and evenings as well as during normal business hours.
